Notarial deed signed for the redevelopment and regeneration of the Former Paradies Colony

A new key step in the redevelopment and regeneration project of the Ex Colonia Paradies in Pinarella di Cervia, Viale Italia 330, which we acquired in 2022.

In recent days, Technacy CEO Vittorio Foschi and Michela Gulminelli signed in front of the notary, together with the town clerk, the agreement with the Municipality of Cervia, preparatory to the building permit.

This step is part of a path that is already well advanced:

  • 2022: acquisition of the Former Paradies Colony
  • 2024: assignment of the architectural project to the firm Officina Meme Architetti
  • 2024: presentation of the project to the Municipality of Cervia
  • 2025: official approval by the Cervia City Council
  • 2026: the project is ready to move from paper to reality: as soon as we receive the official communication from municipal officials, we will have one year to start the work

The redevelopment and regeneration of the Former Paradies Colony will be the first project on the Riviera Romagnola to integrate coworking, coliving, energy sustainability, and brownfield redevelopment. The facility will cover a total area of about 3,150 m² (including green area and beach), with a total volume of 5,700 m³, in a unique location facing the sea and close to the Cervia pine forest.

It will consist of three levels:

  • coworking with bar on the ground floor
  • coliving on the second floor
  • Technacy headquarters on the second floor, with garden dedicated to events, beach and rooftop terrace with meeting and events room.

The architectural design entrusted to Officina Meme Architects is geared toward no land consumption, maintaining the historic footprint of the 1960s building, high energy efficiency, desigillation of the land, and implementation of new public standards according to Nature Based Solutions (NBS) design principles. The building will be equipped with a rooftop photovoltaic pergola that will ensure the facility's energy self-sufficiency.

For us, the redevelopment of the former Paradies Colony means not only building our new headquarters, but giving life to an open ecosystem capable of connecting businesses, associations and startups engaged in the social and cultural promotion of Cervia and Emilia-Romagna.

The ultimate goal is to become the first replicable model to deseasonalize the Riviera Romagnola, transforming abandoned colonies into year-round active ecosystems, capable of connecting innovation, territory, people and well-being related to sustainable tourism.
